Tank or tankless
Which one makes sense for your house.
Both are good choices. The right one depends on how much hot water you use, what fuel you have, and how much you want to spend up front. Ask for both prices.
Tank water heater
Same-size swap, usually the faster job
- Best for
- Replacing a failed tank quickly with what the house already has
- Up front
- Lower cost, and it reuses the existing gas or electric hookup and venting
- Lifespan
- Typically 8 to 12 years, less with hard water and no maintenance
- Watch for
- Rust at the base, water in the pan, popping sounds, rusty hot water
Tankless water heater
Hot water on demand, no tank to fill
- Best for
- Households that run out of hot water, or want the floor space back
- Up front
- Higher cost. Switching often needs a bigger gas line or electrical service and new venting
- Lifespan
- Often 20 years with yearly flushing
- Watch for
- A permit and inspection are usually part of a conversion
How a water heater job goes.
Call or text what you're seeing: no hot water, water around the base, or a heater that's just old. A photo of the label on the tank helps, since it shows the size, fuel type and age.
Repair or replace
Sometimes it's a thermostat, an element or a valve, and a repair is the right call. If the tank itself is leaking, it can't be patched and it needs replacing. You'll hear which one it is and what each costs before anything gets ordered.
Installing the new one
The old unit gets drained and hauled off. The new one goes in with new connections and shutoffs, plus an expansion tank where the system calls for one, and gets tested before the crew leaves.
Converting to tankless
Moving from a tank to tankless is a bigger job. It can mean running a larger gas line, adding venting through an exterior wall, or upgrading electrical. Landmarc has done these conversions, including moving an electric tank in a garage to a gas tankless unit outside, and has worked through the city inspection to sign-off.

Water heater questions
What people ask.
My water heater is leaking. What do I do?
Turn off the cold water valve on top of the heater. For gas, turn the control to off or pilot. For electric, switch off its breaker. Then call or text a photo.
How long does a replacement take?
A same-size tank swap is usually done in a few hours once the new unit is on hand. A tankless conversion takes longer, since gas, venting or electrical may change and an inspection may be needed.
Is tankless worth it?
If you run out of hot water or plan to stay in the house a long time, often yes. If you just need hot water back fast on a budget, a new tank usually makes more sense. You can get both prices and decide.
Do you haul away the old one?
Yes, the old water heater is drained and removed.
