A new bathroom, a mudroom, a home office in the garage, or a whole new house. Landmarc is a Class A contractor, so the framing, plumbing, permits and finish work run under one company with George in charge.

What we build

More room, without moving.

Adding on or converting space you already have is a construction project, not a decorating one. It needs a Class A contractor, permits and inspections. Landmarc handles all of it.

Room additions

Bedrooms, family rooms and sunrooms built onto the house, tied into the roof, siding and HVAC so it looks like it was always there.

Bathroom additions

A new bathroom where there wasn't one, including the drain and supply lines it needs, even through a slab.

Garage conversions

Turning a garage into an office, bedroom or living space with insulation, flooring, windows and finished walls.

Mudrooms and laundry

A drop zone by the back door or a real laundry room with proper plumbing and venting.

Opening up rooms

Taking out walls or enclosing a porch to combine spaces into one bigger room.

New construction

Ground-up homes, built and finished by the same crew that does the remodels.

How an addition comes together.

1. Walkthrough and scope

George looks at the house and the lot and talks through what you want the space for. Setbacks, the foundation, and where plumbing and electrical can tie in all shape what's possible.

2. Price, plans and permits

You get a written price. Additions and conversions need permits, and Landmarc pulls them and schedules the inspections.

3. Build

Foundation, framing, roof, windows, plumbing and electrical rough-in, insulation, then drywall, floors and trim. George puts the right crew and trade partners on each stage and keeps you posted as it moves.

4. Inspection and walkthrough

Final inspection, then a walkthrough with you. Anything that isn't right gets fixed before the job is called done.

Addition questions

What people ask.

Do I need a permit for an addition or garage conversion?

Yes. Additions and conversions to living space need permits and inspections from your city. Landmarc pulls them and schedules the inspections.

Can you add a bathroom on a slab foundation?

Yes. It means cutting the slab to run new drain lines, then patching it. Landmarc has done in-slab plumbing as part of bathroom additions.

How long does an addition take?

It depends on the size, the permit timeline and inspections. You'll get a schedule with the quote, and updates as it moves.

Will it match the rest of the house?

That's the goal. Roof lines, siding, trim and floors get matched so the addition doesn't look added on.
