Water damage · Insurance work welcome

Water damage restoration, from the leak to the rebuild.

Most water damage companies dry it out and hand you off. Landmarc fixes the plumbing that caused it, dries out the house, and rebuilds what had to come out, all as one job.

  • Water extraction
  • Drying and dehumidifying
  • Mold prevention
  • Sewage cleanup
  • Rebuild

Water coming in right now?

Shut off the main, kill power near the water, then call.

The main valve is usually where the line enters the house or by the water heater. Turn it clockwise. Switch off breakers for outlets or appliances near standing water, and stay out of it.

How it gets handled

Stop it, dry it, rebuild it.

Water keeps moving into drywall, subfloor and insulation after the leak stops. The sooner it's dried out, the less has to be torn out.

  1. STEP 1

    Stop the source

The burst line, failed water heater, toilet supply or drain gets fixed first, by the same crew.

  2. STEP 2

    Get the water out

Standing water is extracted and wet materials that can't be saved, like soaked carpet pad or drywall, come out.

  3. STEP 3

    Dry it out

Air movers and dehumidifiers run until the framing and subfloor are dry. That's how mold gets prevented, not covered up.

  4. STEP 4

    Rebuild

Drywall, flooring, cabinets and trim go back in. Since Landmarc also remodels, this isn't handed off to someone else.

Working with your insurance.

Insurance work is welcome. Sudden water damage, like a burst pipe or a failed water heater, is often covered by homeowners policies. Slow leaks and flood water usually aren't. Your adjuster makes that call, not the contractor.

What helps your claim

  • Photos and video of the water and damage before anything gets moved
  • The broken part, if it's a supply line or valve. Don't throw it out
  • A written scope of what has to be removed, dried and rebuilt

Hidden water damage

Sometimes water damage turns up during a remodel, under a tub or behind a toilet. When it does, you see it and hear the plan before new work covers it. One reviewer's bathroom remodel turned into more work because of water damage, and the quote didn't change.

Sewage backups

Water from a sewer backup is contaminated. It needs cleanup and disinfection, and porous materials it touched usually have to go. Don't try to clean it up yourself.

Water damage questions

What people ask.

Will insurance cover it?

Often, if it was sudden, like a burst pipe or failed water heater. Gradual leaks and outside flood water usually aren't covered by a standard policy. Your adjuster decides, and good photos help.

How long does drying take?

Usually several days, depending on how much got wet and what it soaked into. Drying should be confirmed with a moisture meter, not guessed.

Do I need to tear everything out?

Not always. Fast drying can save drywall and framing. Carpet pad, soaked insulation and particleboard usually can't be saved.

Can you do the repairs too?

Yes. Landmarc fixes the plumbing, dries the house and rebuilds, so you're not managing three companies.
